Low-income seniors will have new housing options in Modesto.

Satellite Affordable Housing Associates (SAHA) and Beacon Communities break ground on 50 high quality, green apartments for low-income seniors in Modesto.

Modesto, CA — On Tuesday, March 31, Satellite Affordable Housing Associates (SAHA) and Beacon Communities celebrate the groundbreaking of Tower Park Apartments, a green, sustainably built community for 50 low-income seniors in the town of Modesto. Scheduled speakers at the ceremony include the City Mayor, funders, and housing advocates, as well as a ceremonial groundbreaking, refreshments and special guests.

The community is invited to attend.

The City of Modesto chose SAHA and Beacon Communities because of their combined experience building and managing affordable housing for seniors. According to Modesto Mayor, Garrad Marsh, “Both SAHA and Beacon Communities bring more than 40 years of expert management and resident supportive services to this project. Tower Park Apartments will be a great resource for Modesto seniors for decades to come.”

Part of what makes Tower Park Apartments such an asset to the Modesto community is its green building features. The installation of solar thermal hot water will offset a substantial portion of the building’s project domestic hot water heating loads and will help keep operating costs and rents low. The project will also be GreenPoint Rated (with a minimum projected score of 125 points). Interior finishes will be environmentally sensitive including low-VOC points, green label carpet, low-flow faucets and showerheads, and energy star rated appliances. In addition, wayfinding clues will be incorporated into the design of common area finishes to assist aging seniors that may experience memory loss or need additional visual clues to find their way.

According to SAHA Executive Director Susan Friedland, “As the population of California ages, we’ve seen a growing need for senior housing across the state. Modesto is no exception. Projects like Tower Park Apartments strengthen neighborhoods by providing the aging members of our communities with quality affordable homes and services that empower them, and help the age with dignity.”

Once complete, the apartments will be operated by Beacon Communities, who have a long history of providing housing and services tailored to the specific needs of seniors.

Funding comes from City of Modesto HOME CDBG, City of Modesto NSP, Federal Home Loan Bank (with Bank of the West), Wells Fargo Bank, California Tax Credit Allocation Committee Design provided by Dahlin Group, and construction by Huff Construction Co.
